The property is 11 acres and is ¾ treed with a clear wide ATV trail along the eastern perimeter.
Directly across the road is an easy gravel, sloped access to the Irondale River, a long wide, winding river that flows all year from Wilberforce area down to join in to the Burnt River just north of Kinmount. There is a flat launch area directly across from this property for your kayak, canoe and paddleboard and on those hot summer days even a refreshing swim.
This home has 2 kitchens, 3 bedrooms and 2 bathrooms, living/dining area on both levels Plus a large 30ft+ Family room with 2 main floor walk outs to the wrap around deck at ground level at the back looking out onto the treed lot.

The living room is spacious with parquet flooring and with Electric look alike wood stove, as well there is a large 30+ ft family room overlooking the treed lot that also has 2 walk outs to the same wrap around deck.
The basement has amazing in law potential as it is already almost ready to go and is finished with a Living/ Dining area that has a woodstove to keep it warm and cosy and provide separate heat if needed and of course has large windows because it is a walk out to the front of the home. Outside this entrance is a large stone patio and wooden seating in included.
The bedroom is open concept beside the Lr , but could easily have privacy doors or sliders added.
The kitchen area is a small galley alcove with a breakfast counter that accommodates 2 stools and the washer, dryer is just off this kitchen. The furnace is tucked between the kitchen and the bedroom in its own little space with access for servicing.
The basement bath is a 3 pce with a shower stall and a sewage ejection pump is located in a closet backing onto the bathroom.
There is a wall of closets opposite the stairs and as well as under stair storage and cold cellar space that shares with the oil tank. Both Furnace and tank were TSSA certified in August 2022. Running the full width of the home is the large, elevated crawl space with large access at bottom of staircase.
The well pump and owned Hot water heater are located in a deep closet off the Main Entrance Hall.
The Deck unfortunately is in sad need of replacement and is likely not safe and the property has been priced to reflect this. So Please Do Not Walk on Deck

A Public Health Unit is an official health agency established by a group of urban and rural municipalities to provide a more efficient community health program, carried out by full-time, specially qualified staff.
There are 34 public health units in Ontario. Health units administer health promotion and disease prevention programs to inform the public about healthy life-styles, communicable disease control including education in STDs/AIDS, immunization, food premises inspection, healthy growth and development including parenting education, health education for all age groups and selected screening services.
Each health unit is governed by a board of health, which is an autonomous corporation under the Health Protection and Promotion Act, and is administered by the medical officer of health who reports to the local board of health. The board is largely made up of elected representatives from the local municipal councils. The ministry cost-shares the expenses with the municipalities.

We are a Mother/Daughter team that both live and work in the fast growing area known as York Region, on the northern edge of the City of Toronto. This area was, and continues to be one of the fastest growing areas in Southern Ontario for both housing and industry. It is made up of multiple very diverse towns: Newmarket, Aurora, Richmond Hill, Whitchurch-Stouffville, King, Vaughan, East Gwillimbury, Keswick, Sutton, Holland Landing and Sharon are just a few of the towns that make up York Region. This fabulous area stretches across the Oak Ridges Moraine, which is the north/south water shed between Toronto and the Barrie area around Lake Simcoe. As part of this watershed, it is made up of lots of green-space, walking trails, creeks and rivers and conservation areas and most of the towns in York Region are dotted throughout fertile, productive farmlands, yet still minutes to Toronto, making it a wonderful place to raise families. With a cottage in the Muskoka/Haliburton area, we are very diversified, with one of us in cottage country, the other in York Region. As more and more buyers look north to own a cottage or retire, we offer boots on the ground in both areas, and exposure to both a Toronto and local buyer base. It's a win-win for everyone!
I grew up in Stouffville, and now reside in Aurora and have always called York Region home. Becoming a Realtor in 1987, I've seen tons of changes in the Industry along the way. My daughter Tiffany joined me in Real Estate several years ago and its been amazingly rejuvenating to have such an influx of young, modern ideas. My early interest in Real Estate was due to the great flexibility it could give me as the mother of a son, Brandyn, who was born with severe medical problems. Brandyn sadly passed away in 2005 during a double Lung and Heart transplant. Then losing my husband John a year later, was a devastating blow, only superseded by the inherited, fraudulent business partner that felt his partners widow would be easy pickings. But I fight hard for what I believe is right, so I single handedly took on that fraud case. Boy, did I learn more than I ever wanted to about the Law and how important it is to cross your i's and dot your t's and how critical a detailed, persistent work ethic is, but Truth does prevail even if it took 10 years to finally prove. Still, my love for helping my clients fulfill their Real Estate dreams continued. I have a deep down sense of adventure and believe that learning is something you never stop doing, whether it's learning new technology, a new skill or just a fun sport. I learned to scuba dive in 2009 and love the ocean. I learned to fly in 2008, as my new partner owned a Lake Amphibian airplane and it seemed prudent to actually know how to land it in an emergency. I have been extremely lucky to spend a part of some winters in the Caribbean aboard our sailboat "Ocean Wings" until the wrath of hurricane Irma completely destroyed her in 2017. We now have a motorhome and love to go explore with the grandkids. I spend my summers going back and forth between our cottage in Haliburton, tending my veggie garden and boating on the lake, where I happily can sell the cottage lifestyle and my home in Aurora looking after business. Life gives everyone ups and downs and how we come out the other side is mostly attitude. I love my real estate family and genuinely love helping my clients make their dreams a reality, through honesty, ethical practices, integrity, hard work, communication and making this journey fun.
Tiffany has been selling York Region “1 Yard at a Time” for over 4 years with 20-plus years of background as a Corporate Executive with HBC, Target and Nike, where she honed financial and negotiation skills, managing large budgets with a multi-country platform while negotiating pricing, quality and delivery through multi-national corporations as a senior buyer/merchandiser. Her buyer background gives her an excellent eye for colours, flow and market trends. That and her youth, allow her to give timely advice to our clients regarding trends that will appeal to those millennial buyers that are so prevalent in the market. She and her husband are now raising their own family, a daughter and a son, in East Gwillimbury and looks forward to helping others make York Region their forever home.
